If you are reading this and have already read the content of this website, you may be thinking "What the heck are they doing talking about Hoboken?"  Well, if you know the background of one of our managers, which is me :-) you will know that I have held extensive positions in the real estate industry.  What many do not know is that I am a licensed real estate agent in New Jersey.  Hoboken and the NYC Metro markets in New Jersey are certainly my area of expertise as I grew up in the area, went to college a few miles west, partied there, etc.. 

I have met with numerous developers in Hudson and Union County and understand the market.  For instance, in the southwest part of Hoboken, approximately a mile west of River Street, there is an area where there is a new building called the Sky Club.  I have visited this complex with thoughts of purchasing a unit for investment.  I love the building but am uncertain with the new plans directly next door.  My criteria for NJ real estate investments are much different than what they are in Florida or Mississippi.  In New Jersey, many properties, similar to Manhattan are granted "air rights" if they fight for it.  It's got to be accepted by the city planning and zoning board and you have no chance unless you commit some of your property or land as an improvement to the integrity of the area.  Air rights allow developers to go up a certain amount of stories.  That said, it is important to understand that you are working with an agent that can dig into the city and find out what the future projects are for the immediate area.  In Hoboken and Jersey City, what is happening is that investors and homeowners are buying condos where a  month later, construction starts right next door on a mid or high-rise.  The obsolescense of this building could hinder the value of your unit by blocking pristine views and natural sunlight, not to mention the minimum construction time of 24 months of something of this size.
