Heather Greenwell, managing partner of Southern Home Building is our affiliate partner in the Greater Charlotte Area.  In conjunction with Heather, our goal is to locate private communities and bargain with the developer who owns the leftover parcels to sell to us at a bulk discount rate.  Using our discounts from suppliers and the fact that material has come significantly down, we can build on these parcels for a lower cost per square foot than most of these developer who not only have about a 13% markup above cost, but also 8% to 10% in overhead contingencies.  Our criteria is simple.  For instance, if a development is platted in 50 homesites, we prefer to keep the number of investment property or "rental property" down below 20%.  This ultimately provides our customers with a less competetive exit strategy.
